The redevelopment of The Westbury Hotel in London involved significant challenges in balancing heritage preservation with modern upgrades. The façade required careful refurbishment, including the removal of the existing cladding down to the metal supports, the installation of a new façade and the construction of bespoke ceilings, while maintaining structural stability and the building’s architectural character.

The building’s dramatic triangular atrium required complex engineering solutions, including raking columns, intricate floor-to-beam connections and large transfer structures to support the upper levels. As a protected structure, the project also had to comply with strict heritage guidelines and planning requirements, while addressing vibration, noise and dust control to minimise disruption.

Despite these challenges, the project successfully integrated modern systems and high-performance materials while preserving the hotel’s historic character.

To meet stringent fire, moisture and durability requirements, Effisus provided tailored building-envelope solutions, combining technical innovation with practical application methods developed specifically for the project.

Solutions & Technical Details

  • Effisus Vapour FR applied internally to provide airtightness, vapour control and compliance with fire-performance requirements.

  • Effisus Breather FR applied externally to provide weather protection while allowing controlled vapour diffusion.

  • Effisus 2Bond DS used to ensure secure membrane fixing and sealing without the need for mechanical fixings.

  • Effisus 2Adjoin TI used to seal membrane overlaps and penetrations within the Effisus Breather FR UV system.

Custom application methods were developed to accommodate multiple product types across different façade zones. This helped overcome challenges such as revised design packages following tender and enabled Effisus to provide guidance to designers with limited experience of projects of this scale.
