Project Description

Eden House – The Park is a premium residential development currently under construction in Dubai.

For façade vapour control projects in Dubai, the combination of high external temperatures, humidity and highly conditioned interiors creates specific challenges for the building envelope. At Eden House – The Park, effective vapour management therefore forms an important part of the façade performance strategy.

Moisture-laden external air can move towards the cooler, air-conditioned interior. If water vapour travels through the façade build-up and reaches colder surfaces, there is a risk of condensation forming within the construction.

To address this challenge, Effisus Vapour FR Class A1 was selected to provide a continuous fire-rated air and vapour control layer across critical façade interfaces. The system is applied at slab edges, perimeters and transitions, helping control vapour migration, support airtightness and contribute to the long-term performance of the building envelope.

Project Challenges

Managing Vapour in Dubai’s Hot and Humid Climate

The key challenge at Eden House – The Park was not simply protecting the building from external water. It was also managing water vapour moving through the façade build-up. In Dubai’s hot and humid climate, the difference between the external environment and the cooler conditioned interior can create significant vapour pressure across the building envelope.

Without effective vapour control, moisture can migrate into the façade construction and increase the risk of interstitial condensation.

The façade therefore required a solution capable of:

· Restricting vapour migration through the façade build-up

· Reducing the risk of interstitial condensation

· Maintaining continuity across slab edges, perimeters and transitions

· Supporting façade airtightness

· Protecting insulation and internal finishes

· Meeting demanding fire-performance requirements

· Supporting the long-term durability of the building envelope

Continuity was particularly important. Even when the primary membrane performs effectively, gaps or inconsistencies at interfaces can create weak points within the overall air and vapour control layer.

Effisus Vapour FR for Façade Vapour Control

Effisus Vapour FR Class A1 was selected to create a continuous air and vapour control layer within the façade build-up. The membrane provides very high resistance to water vapour diffusion, with an Sd value greater than 1500 m, helping significantly restrict moisture movement through the façade construction.

At Eden House – The Park, the membrane is applied across critical interfaces, including slab edges, perimeters and transitions. These areas are particularly important because breaks in the vapour-control layer can create uncontrolled paths for humid air and moisture. The solution also contributes to the airtightness of the building envelope, helping minimise uncontrolled air leakage through the façade.

Its Class A1 reaction to fire also enables vapour control to be incorporated into façade designs with demanding fire-performance requirements.

The result is a system designed to manage vapour, support airtightness and maintain continuity across the complete façade build-up.
