Portland House, also known as Thirty High, is a landmark office building in the heart of Victoria, London’s most connected and cosmopolitan district. The building has recently undergone a major renovation to modernize its performance, appearance, and long-term operational efficiency. As part of this transformation, the facade required significant upgrades to meet today’s heightened standards for airtightness, energy efficiency, moisture management, and fire safety. The project involved replacing all window and door frames and seals while working within the constraints of the existing structure, integrating new facade systems that enhance comfort, sustainability, and durability—all without compromising the building’s architectural identity or disrupting daily activities in its busy urban surroundings.

Applied Effisus Solutions

The renovation incorporated two Effisus high-performance fire-rated facade solutions. Effisus ProFlex FR was applied at interface zones to ensure watertight, fire-resistant and permanently flexible sealing, accommodating movement between facade components while safeguarding against air and water infiltration. Effisus Vapour FR System was used as the air and vapour control layer (AVCL), creating continuous airtightness, preventing condensation risks and enhancing the overall thermal efficiency of the building envelope.

The refurbishment of Portland House required sealing solutions that could deliver fire risk free, high performance within a complex existing facade. Effisus ProFlex FR provided robust, fire-resistant flexibility for interface sealing, ensuring the facade could adapt to structural movement while maintaining weather-tight integrity. The Vapour FR System strengthened the building’s airtightness and safeguard against interstitial facade condensation, contributing to noticeable gains in energy efficiency and indoor environmental quality. Together, these solutions reduced long-term maintenance needs, supported compliance with stringent UK building standards and integrated seamlessly into the facade renovation strategy, enhancing durability, occupant safety and overall building’s long-term value.
