Ain Dubai, located on Bluewaters Island in Dubai, is the world’s tallest observation wheel and a major hospitality and leisure landmark in the region. Rising 250 metres above sea level, it offers unparalleled views of the Dubai skyline and attracts millions of visitors each year. As a complex structure exposed to intense sunlight, high temperatures, humidity and marine conditions, Ain Dubai requires continuous maintenance to preserve its performance, safety and guest experience. The facade and enclosure systems around its support structures and visitor facilities were subject to routine upkeep to ensure long-term durability and protection against the challenging coastal environment.

Applied Effisus Solutions

To support maintenance operations on the facade, the Effisus Vapour FR System was applied as the air and vapour control layer (AVCL). This non-combustible A1 fire-rated membrane provided reliable protection against moisture transfer and condensation within the facade build-up, stabilising internal environmental conditions and safeguarding the performance of insulation and structural components. Its robustness and resistance to extreme temperatures made it ideal for maintaining the integrity of overall envelope in such a demanding setting.

Our Added Value

Using the Effisus Vapour FR System during maintenance works ensured that the facade elements of Ain Dubai remained airtight, protected and resilient despite continuous exposure to harsh marine and climatic conditions. By preventing condensation and uncontrolled air leakage, the system helped extend the lifespan of critical facade components while contributing to improved energy efficiency and interior comfort within operational and visitor areas. Its A1 fire classification also supported the project’s safety requirements, while its seamless integration allowed maintenance teams to enhance performance without altering the iconic architectural expression of the structure. Effisus contributed to ensuring that Ain Dubai remains a durable, efficient and world-class attraction.
